New Field in Akton

Hey everyone,

Im thinking of Opening a private field in Akton, it would inlcude a few banged up cars, trails to deserted outposts, cqc hollywood set style buildings, normal huts, bunkers, barrels, tires, woods, plain field/s, sound effects, tenting site for sleeping over, mass parking lot, sheds, trenches, look a like broken blackhawks, and a few tanks,

field would include regular professional media taping by a crew, editing and made into a yearly DVD series.

Media exposure is almost guaranteed.

its about hour max north westish of TO.

I will only do this if I know people will show up regularly to this field, per summer around 50+ per month. winter from December-April in total around 100 ish,

game prices would be,
- $50 if you want to play and sleep in tent grounds for 2 days (2 days of play).
-normal games would be 20 per person, 30 if u want a premium grade 1000 bb's provided to u.

if u are sleeping over, professional military coaching will be done by soldiers and x-soldiers, tactics, call signs, cam and concealment classes are all included in the sleepover for 10extra.

tournaments and private practices can be reserved. Teams get 50% discounts for private prcatices.

Torunaments will involve cash prizes, aegs, sponsorships, exclusive free uses of the field.

all this is rough plan work.

Pretend as if the field is open and tell me if u are in or not. I want to count interest numbers and make a business proposal.

also, if im given a go on this, people from these forums will draw plans of a field desirable and it will be a contest, winner gets free full year use.

Would be interesting and a good idea as far as I'm concerned... probably make at least once a month during the non-winter months

If you mean Acton... well there is already a field there.. but more fields can't be a bad thing

I've found that people like a variety.. You can't really count on having 50 people every weekend..

Having a good sized game once a month is possible.

There are likely 400 active airsofters ( maybe) in the GTA , Active means they play at a game more than 4 times a year

The regular player is Much more rare.. and people who play every weekend make up maybe 5% of players.

You will get all kinds of people who will say they will come.. and some of them even will ...

But there is a huge gap between what people say they will do and what they actually do

I just want a rough idea, of ppl going, since its not my land, its a guy who i know but he doesnt use it, so im gonna see if it would be worth while building this.

Before you go Much further

Better put a call in to the bylaw officer

Acton is part of Halton Region .. and they have very specific zoning bylaws.

Pretty much everywhere in Halton is now zoned residential .. and you can't discharge "firearms" within region except for some very specific areas.

The Halton Bylaw classifys "anything that fires a projectile" as a firearm.
Airsoft guns are Firearms according to the Bylaw.

When I was setting up FTF I had a sit down with the Chief Bylaw officer and the Local staff Sargent of Halton Regional Police to go over my plan and make sure I was in compliance with Bylaws.

It would be a waste to put a lot of effort in developing a field only to find out you can't shoot guns on the land.

I jsut dont want to start this and have little ppl come,

anyway, most likely if the owner lets me, im gonna go talk to the chief etc... if im given the go then itsll be built.

You don't have to convince them.. if the Zoning allows it they can't stop you from doing it.. If the Zoning does not allow it.. its not convincing that is needed its a legal Variance to the official plan, and environmental Assessment, Traffic impact study and whatever else they can think of throwing at you so you will go away.

Here are your Challenges

Within 1 hour drive of that location you have ( granted some of these are private fields with few games.. but most of them have something going pretty much every month

FTF in the same town
Flag Raiders 30 minutes away
Brampton Field 20 Minutes away
Wasaga 1 hour away
Harms Way 1 hour away


People will not stop going to these fields to go to yours.. they will simply add yours to the rotation.. some people like certain fields and always play there.. or usually play there. So some of the community will never come to your field.

For example there a number of people who play at Harms way and at FTF but don't much go anywhere else.

There is a Sizable group that prefer to go to the LZ in Ottawa, and will also play at FTF but they don't go many other places.

So the addition of another field will simply have the effect of further fracturing the market ...and result in more fields having events on the same day.

So you could get 200 people who will say they will come to your field.. but they sure won't be there every weekend.. this coupled with the fact that the average airsofter actualy plays about 6 games a year.. Well the market starts to look vanishingly small. On any given weekend you have about 100 players who are active that weekend .. typically spread over 2 or 3 venues.. so about 30 to 50 players at each venue.

Add another venue that number now drops because the player base is constant.

You need to work the numbers, How many people do you need to be playing every weekend to make this viable, then do an analysis of the confirmed player rosters of every local game in the past year ...

Now presume .. that because you will operate every weekend you will be in direct competition with those games.. so divide the numbers by 2..

That is a possible estimate of expected Players per game..

Now take that number and multiply it by your game fee.. Multiply that by number of games in a year. That is Gross revenue, Subtract
1.Start up costs ( lets presume you build 10 structures that comprise 12 sheets of ply and pine PT studs .. each structure costs $300 to build that is $4000 or so..
2. Operation costs

You likely need $10 000 to invest provided you want a developed field ... if not then it can be a lot cheaper... but undeveloped fields appeal to a much narrower demographic..

You need to do some work here

Jumping in on this based on the "hey guys will you come to my field" type of market query will lead to dissapointment.

I've done a lot of the research on this and determined that a Airsoft only field really is not economically viable as a business... as a Pass time .. that will likely cost you more than it generates .. its fine.. but it is not a money maker.

Not always a good thing for airsoft, some of the more senior members may have some more insight in to this.

Great idea though but you wont be making any money off of it as you would likely be hard pressed to get a good turn out once a month.
